Airbnb, Booking.com and Agoda are very good at one thing: putting your villa in front of people who have never heard of you. You pay for that, usually somewhere around 15 to 20 percent of every booking once all the fees are counted.
That’s a fair price for a stranger. It’s an expensive price for a guest who already stayed with you last year, or who found you on Instagram and only booked through Airbnb because it was the easiest button to press.
Direct bookings are about winning back that second group. You don’t need to leave the platforms to do it.
Keep the OTAs. Change what they’re for.
Think of the platforms as your shop window, and your website as the shop. New guests discover you on Airbnb. Returning guests, referrals and people who already know your name should be able to book you directly, easily, and for a little less.
A realistic goal for most villas isn’t “no more Airbnb”. It’s “every guest who already knows us books direct”.
1. Make your website as easy as Airbnb
Guests book on the platforms because it’s easy, not because they love paying fees. If your website makes them email you and wait, they’ll go back to the app.
Your site needs:
- Live availability and instant booking. A booking engine connected to the same calendar as your OTA listings, so dates are always correct. See our guide to choosing a booking engine for your villa.
- Prices shown upfront, in IDR and the currencies your guests use.
- A fast mobile experience. Most villa searches happen on a phone. If your site takes more than a few seconds to load on 4G, people leave.
- Proof. Real reviews, the exact area, and honest photos. Guests are trusting you with their money without a platform in between, so show them you’re real.
2. Give guests a reason to book direct
Something has to be better about booking direct. It doesn’t need to be a big discount. Good options:
- A rate a little below the platform price, because you’re not paying commission.
- A free extra: airport pickup, a breakfast, a late checkout, a welcome massage.
- More flexible cancellation or easier date changes.
Say it clearly on your site, near the booking button: “Book direct and get airport pickup included.” Before you do, check your OTA contracts for rate parity rules that limit how you show lower public prices.
3. Turn every stay into the next booking
Your best source of direct bookings is guests who’ve already stayed. Most villas lose touch with them the day they check out.
- Collect contact details at check-in, with permission, and keep them in one place.
- Send a thank-you after checkout with a direct booking code for their next stay.
- Stay in touch a few times a year, not every week. One message before the high season is often enough.
- Ask for referrals. Guests who loved their stay will happily share a link with friends, if you give them one.
This is where a little automation pays off. Thank-you messages, review requests and “we’d love to have you back” emails can all run on their own. Our post on WhatsApp automation for hotels and villas shows how.
4. Answer fast, day and night
A direct enquiry that waits until morning often ends up as an Airbnb booking somewhere else. If guests can message you on WhatsApp from your site, someone or something needs to answer quickly with real availability and a booking link.
5. Get found when people search your name
When someone hears about your villa from a friend, they search your name. If the first result is your Airbnb listing, that’s where they’ll book.
- Make sure your own website ranks first for your villa’s name. Use your name in the page title, and set up Google Search Console.
- Use the same name, address and phone number everywhere online.
- Link to your website from your Instagram bio, your WhatsApp profile and your emails.
If you have staff on site or a management office, you may also be able to appear on Google Maps. Read our post on Google Business Profile for villas first, because the rules for holiday rentals are stricter than most people expect.
6. Track where bookings come from
You can’t improve what you don’t measure. Keep a simple sheet: every booking, its source (Airbnb, Booking.com, direct, repeat guest, referral), its value, and the commission paid. After three months you’ll know exactly how much the platforms cost you, and which of these steps is working.
Start with the guests you already have
If you only do one thing this month, collect the contact details of every guest who stays, and send them a direct booking offer after checkout. It costs almost nothing and it’s the fastest way to see results.
Then fix the website, so that when they come back, booking direct is the easy option. If you’d like a second pair of eyes, reply “audit” to hello@avaiacreative.id and we’ll show you where direct bookings are slipping through.
